Lowered rates on Palmetto Heros loan

The South Carolina State Housing Finance and Development Authority (SC State Housing) has announced lower interest rates for its popular First-time Home Buyer Program. This time the agency has lowered rates across the board.

Effective immediately, SC State Housing has rates at 4.375% in Categories I, II, and III. All categories offer up to $5000 down payment assistance. The down payment loan is repayable for borrowers in Category I and forgivable in Categories II and III. Rates are subject to change with or without notice.

Rates have also been lowered in the Palmetto Heroes program. The popular program, carries an all-time low interest rate of 3.99%. Palmetto Heroes is intended for teachers, firefighters, law enforcement, administrative personnel in those professions, and first responder EMS and nurses.

“This gives us a chance to offer South Carolinians a real break with rates that are slightly below market,” said Valarie M. Williams, SC State Housing’s Executive Director, “which is historically how this agency has always operated the first-time home buyer program.” Williams said that home prices remain reasonable for first-time buyers so the reduced interest rates should create an ideal situation for borrowing. “We are fortunate that our Mortgage Bond program is structured so that we are able to respond to the economy,” she said.

Persons considering buying a home should ask their lender or real estate agent if they qualify for a loan under the SC State Housing program. Since the Mortgage Bond program’s inception, SC State Housing has made more than 38,000 first mortgages, for a total investment of nearly $2.3 billion. More than 13,000 Down Payment Assistance Loans have been made, accounting for more than $31.6 million.

Golfing in Charleston area

With four golfing communities, Mount Pleasant boasts some of the best (and most popular) golf courses in Charleston.



One of the most sought after neighborhoods in Mount Pleasant is Dunes West. It is a nationally recognized community that offers some of the best amenities in Charleston. Dunes West is one of the larger communities in Mt. Pleasant. The least expensive homes are located just outside the gate in sections like Palmetto Hall and Cypress Pointe. However, if you want to get the feel of living in a golfing community, I recommend buying a home in the gated section, which is where the golf course and other amenities are located. If you’re looking for a home on the golf course, Osprey Cove and Brickfall Estates would be excellent subsections to consider. If you simply want to live in a golfing community (and not necessarily live directly on the course), Whispering Marsh, Darts Pointe, The Harbour, and Richmond Cove are very popular among home buyers. Other amenities in Dunes West include two swimming pools, a club house, tennis courts, a state of the art fitness center, a community dock and boat ramp, a storage area for boats, walking trails, and a play park.



Another equally impressive golfing community in Mount Pleasant is Rivertowne Country Club. Rivertowne is divided into two sections: Rivertowne on the Wando (which has homes overlooking the Wando River as well as non-waterfront homes) and Rivertowne Country Club (which is the golf section). Rivertowne Country Club has homes on the golf course as well as marshfront and interior lot homes. Rivertowne Country Club along with Dunes West are usually buyers’ top two choices if they are wanting to live in a golfing community in Mount Pleasant. It also has some of the nicest amenities for the area, including a swimming pool, tennis, one of the nicest club houses in Mt. Pleasant, and three community docks. Rivertowne Country Club was the site for the May 2007 LPGA, and it is a top ten rated Arnold Palmer Signature golf course.



The third big golfing neighborhood in Mount Pleasant is Charleston National. Though this one is the furthest away from downtown Charleston, it is still one of the main golfing communities in Mt. Pleasant – perhaps because it is the most affordable in this list for buying real estate. Houses start in the mid to high $200’s. For homes on the golf course, you can find houses starting in the high $300’s right now, which is about as low as you’ll find. Charleston National also has nice amenities (pool, tennis, club house, fitness center). The amenities are not as nice as the two previous communities, but know that you will simply get more for your money in Charleston National – and it’s certainly a desirable area to live in Mt. Pleasant.



While the three previous neighborhoods have mostly homes built in the past ten years, Snee Farm is an older, more established neighborhood in Mount Pleasant. So, if you’re looking for more traditional homes built on larger lots, Snee Farm would be a good community to start your home search. Most of these homes were built in the 1970s and 1980s, and you’ll find mostly ranches styles along with some brick exteriors. Snee Farm has the best location of these four golf communities. It is situated just past Towne Center, which is at the heart of Mount Pleasant. Downtown Charleston is about a 15 minute drive, and two beaches are within a 10 minute drive.
